As Thanksgiving approaches, you may be wondering if you, your family, or any of your traditions around the holiday are normal. 😅 AND while you’re at it, if you’re a first-time home buyer, you may also be wondering what is actually normal during a real estate transaction?
Getting Pre-Approved with a local trusted lender- before showings start, this is the first step! They will have to pull credit and some lenders will charge a fee for the credit check up front.
Buyer’s remorse- it is not uncommon for buyer’s to feel a sense of remorse after going unde rcontract. This is a normal feeling, but it’s important to remember the reasons you made the offer to begin with.
Paying earnest money, inspections and the appraisal- if you’ve never bought a home, there will be expenses you will need to pay up-front before closing. Such as the earnest money, (like a deposit but not the same as a down payment) home inspections, the appraisal or a survey.
Requesting more documents- it’s not uncommon that the lender may request more documents throughout the process.
More signatures- often, you will need to sign more documents, such as addendums if any changes are made to the contract throughout the transaction.
Last minute- I work really hard to make sure there are no surprises along the way and to keep you informed of next steps, however, sometimes things come up in a real estate transaction that we don’t anticipate. It can be frustrating, but it’s just the way it goes sometimes.
Final credit check- it is standard that the lender will pull credit again right before closing, it is CRITICAL that no large purchases or new accounts are opened. There shouldn’t be any major changes in your credit or accounts, these could jeopardize your purchase!
