đĄ A Final Walk Through is a MUST! Buyers have the option to do one last walk through the home before closing and I highly highly recommend.
what to look for on a final walk-thru
1ď¸âŁ You want to check and make sure repairs are completed and done properly when applicable.
2ď¸âŁ Youâll definitely want to check that the home is in the same condition as the first time you saw it, if for example, someone knocked a huge hole in the drywall while moving out, that is something you should request the seller repair before closing OR put funds in an escrow account with the closing company specifically for that repair.
3ď¸âŁ Youâll also just want to make sure nothing has changed since going under contract, for example a new leak in the bathroom that wasnât there when the home inspector went out, things can develop between under contract and closing.
4ď¸âŁ It is the sellerâs responsibility to leave you the house in the same condition you originally made the offer or, if repairs are required, with adequate repairs!

The sellerâs have a contractual obligation to hand the keys over to you with the house in the same or maybe even better condition than the day you signed.
